What to Expect in Your First Year of Home Ownership

You have just purchased your new home and are finally settled in. Congratulations! Now what? Wherever your new home is located at Cary, Apex, Holly Springs, Clayton, Fuquay-Varina, Knightdale, Angier or Fayetteville, N.C., there are a couple of items to expect during your first year of new home ownership that you might not know.

New construction home builders always have some sort of initial landscaping package installed. The grading of your property is established early on to ensure any rainfall that occurs will drain away from the foundation of your new home and to the street or natural areas, via swales and berms established around the property and adjacent homes. You can further support healthy growth of your landscaping by initiating a fertilization/overseeding/watering program. This includes maintaining the drain plan by keeping the swales clear of any yard debris from leaves, branches and trash. The sooner you launch this program, the better your results will be. By taking care of the lawn’s appearance throughout the year, you can trust that your grass will maintain a long and healthy life that is visually pleasing to you and your neighbors. Do not worry – this upkeep is easy to perform and takes very little time for spectacular results.


A manufacturer’s warranty on a new home provides you with increased security in the unlikely event that you find any installation defects. If that occurs, simply notify the builder with anything out of the ordinary that may need to be addressed, and the terms of the warranty will take effect in resolving the situation.
