Small home updates that will generate a big return

If you are planning on putting your home on the market soon or know that is in the plans sometime in the next calendar year, it is always a good idea to get your home prepared ahead of time as much as you can before you are ready to list it. Before you do any updates or renovations to your home, be sure to invest in the places of your home where you can reap the return on your investment and steer clear of loss leaders.

The kitchen is the heart of any home, so it is not surprising that one of the first places you can be sure to recoup money you invest into your home is your kitchen. The kitchen is the number one place buyers like to see updates and the biggest opportunity for added value.

Buyers love added seating, such as an island with barstools or a cute breakfast nook to provide even more space for seating.

If you are not handy or do not want to contract out any work, focus on the appliances of your kitchen. Buyers love nice appliances and even if you plan to take the appliances with you,  they add major appeal to your home as it is being shown.

The next thing to check for and correct in your kitchen space, as well as other areas of your home,  is its trendiness. It is best for a kitchen to be neutral and have neutral materials used, opposed to trendy design or materials that require a more specific taste or will go out of style soon. This goes for other rooms of your home and the paint colors as well. Consider updating to a more timeless look for your kitchen. Updating your countertop can give the kitchen an entire new feel. Upgrading the bathrooms in your home doesn’t have to be massive renovations either. A good rule of thumb is to keep it simple, clean and neutral. Consider upgrading things like lighting, hardware, towel bars and paint for a small, yet big impact.

You can continue the lighting trend into other areas of your room. When showing your home, especially if you plan to show in the fall or winter months when it is darker for longer periods during the day, maximize the lighting in your home.

A simple LED lighting change, or addition of some table lamps can give your home a much brighter appeal.

Next, continue bringing life to your home by giving each room or at least the main rooms a coat of fresh paint. As with all upgrades in your home, stick to a neutral color palette. It is best to go safe on all upgrades and not what the current trend is.

If you don’t want to go through the process of painting full rooms, just give your trim a fresh coat of paint. This requires minimal work and time, but leaves a much cleaner look to your home.

Lastly, focus on the exterior of your home and work on your homes first impression. Like the saying goes, a first impression is everything and you can’t make a second first impression.

Clean up your landscape, replace any damaged or worn items on the outside of your home and focus on your entryway. A fresh coat of paint on your front door, or a nice update to outdoor lighting can make a big impact on your homes first impression with buyers.
