Chandler’s Ridge is Waiting for You!

 If you haven’t yet visited Clayton, N.C. then you haven’t seen one of our many amazing neighborhoods, Chandler’s Ridge! Chandler’s Ridge is a fairly new community with intentions to expand within its growing small town.

Clayton, only a short 20 minute drive from Raleigh, has the charm of a small town with easy accessibility to the nearby city life. We at Royal Oaks kept this in mind while developing Chandler’s Ridge and making it a spot that families and persons of all ages would find appealing. The community is located just off Glen Laurel Road, off of East 42 which is currently undergoing an expansion.

Chandler’s Ridge will soon have its own neighborhood pool and pool house but until then there are many nearby venues that offer great outdoor activities! There are plenty of public parks close by including East Clayton Park and Dog Park, Legend Park, Community Park, Municipal Park and All-Star Park! These parks feature tennis courts, basketball courts, playgrounds, picnic areas, hiking/walking trails, and much more!

This new and exciting community, starting in the $190,000s, offers many elevations and floor plans including the Holly, Poplar, Wilmington, Roanoke, Sampson, Montgomery, Birchwood, Camden, Davidson, Magnolia, Carteret, Juniper, Hanover, Camellia and Rivera. Some floor plans offer more elevations than others but there is certainly something for everyone! We currently have a Carteret plan available, located at 372 Lynshire Avenue, which offers great space, beautiful flooring, stainless steel appliances, granite countertops and diagonal tile backsplash! calculator in hand over model homeWhen you’re starting down the road of buying a new home, there are a lot of questions and how-to’s to wade through before you actually feel like you’re making progress towards that admirable goal.  One of the chief concerns of new home buyers are related to the financial process – how will I afford this, what loans or mortgages should I consider, what does my credit history have to do with buying a home tomorrow?  While nothing will replace the value of having a dedicated financial associate either through your lender or builder, we’ve noticed enough trends to feel confident about the basic practices that generally apply across the board.

The main thing: buying a home is the epitome of steadiness, and major changes to your life immediately preceding a new home purchase will be closely scrutinized and may in fact be to your detriment.  The manifestation of a steady income, lifestyle, and work habits must be apparent throughout, otherwise you may have to jump hurdles and watch out for financial traps from less-than-honest providers.

First of all, keep your bank, or if you intend to change, do so several months (if not a year or two at least!) before you get to the point of buying a new home.  You’re establishing your own history with them, and reinventing the wheel each time will be to your disadvantage.

As anticipated, secure employment is a value in and of itself.  You want to be seen as an asset to the lender and reliable when applying for a loan.  A strong job history indicates that you will be able to pay them back.

Good credit, bad credit, no credit, credit scores, credit history?  It’s no secret that there seems to be an entirely separate rulebook for how credit plays into your eligibility for a home loan.  It’s pretty evident that having credit is better than not, and as a general rule, you can build reliable credit by making charges and then promptly paying them off each month.  We completely understand wanting to shut down credit card accounts in order to better manage your finances, but even that may look dodgy to those assessing your profile.

It’s also inadvisable to open up additional credit cards or to make large purchases with credit.  Large purchases may be difficult to avoid when you’re looking to move and upgrade your furniture and other household appliances, but even these can throw off the income-debt ratio being analyzed for your loan.  And opening several new cards will send a warning to your lender that you may be a risk for not paying back either in a timely manner or for defaulting completely.

Keep these helpful tips in mind, and we encourage you to weigh them against other suggestions to find the best balance that works for you and your needs!
