Are you in the process of or planning to sell your home this year? If so, you may already be taking inventory of what you need to change in your home, how you need to de-clutter, and be searching up on the latest tips and tricks for how to make your home sell faster on the market. Royal Oaks Homes, a premier homebuilder for new homes in Fuquay-Varina, shares how you can change up and pick the right wall art to sell your home.

Taking down a lot of the art and décor on your wall will undoubtedly leave you with a bunch of blank space you need to fill. So, what art on the wall is best to showcase when trying to sell your home?

When selling your home, it is best to choose wall art that will show off the lifestyle of your home’s architecture and neighborhood. It is a great way to bring flair to your home and give it style when showing.

Taking down family pictures and wall décor that represents your family is one of the first things most homeowners know to do when it comes time to sell their home. Experts say when selling a home, it is best to make the home as neutral as possible to give prospective buyers a blank canvas they can see themselves moving into.

Abstract art is a great way to bring color and uniqueness to a home when selling it. Since there is no right or wrong answer to abstract art, you can’t go wrong no matter what buyer walks through your doors. It is an inoffensive way to add color and dimension to your home.

Landscape art is another great option in wall décor, as natural scenery from mountains, to forests, trees, flowers or rivers are both peaceful but also neutral when it comes to buyer taste. You can use realistic or abstract landscape art, which works great in living rooms, family rooms or bedrooms.

If you aren’t sure what type of art to put in each room, take a cue from the room itself. What is the purpose of the room you are looking for art in? if you are looking for a piece of wall art for a kitchen, then choose something that can stem off that theme. For example, wine glasses or a café scene are great compliments to any kitchen. If you are looking for inspiration for a bedroom, try a black and white image of flowers, or a sleeping abstract to represent calmness.

Lettering is another unique and cool way to highlight a home and be used as art. You could spell out something using letting in a room, such as “relax” spelled out in a bathroom or “laundry” in a laundry room.

Lastly, maps are another great piece of art to hang in most any room of a home. Depending on the style of your home, you can use traditional maps or a more modern version to hang in a family room, den or office.

Investing in simple art work pieces for the walls of your home can make a big difference when it comes to how your home shows to buyers.

Millennials in the suburbs

Millennials in the suburbs

If you are currently looking for new homes in Raleigh, you most likely are one of many currently looking for a new home as spring is on the horizon and the buying market is heating up. If you are looking in more suburban locations of Raleigh, you may have noticed that the age of those looking around you is younger than you might be used to or anticipated. You yourself might be a millennial looking for a new home in the suburban areas of Raleigh. Royal Oaks Homes explains why the there is a trend of younger buyers in suburbia that we may have seen in past years.

Believe it or not, the National Association of Realtors’ Home Buyer and Seller Generation Trends report recently released an article that said people who are 35 years of age and younger make up the largest group of homebuyers in the market today, and 67% of those buyers are first-time homebuyers.

What is even more interesting is that many people are under the impression that millennials have no interest in homeownership and have no interest in buying a home in the suburbs. However, this has not been the case in the most recent years as the market has reflected. Millennials continue to make up the largest share of homebuyers in annual surveys conducted by the National Association of Realtors and 2016 is no different.

So why is it that the age of those buying in the suburbs is getting younger than we have seen in years past?

As millennials age, they have become more traditional in their buying habits. This means, you can find them choosing homes in the suburbs rather than city living like many might think.

Some 35% of buyers in 2015 were millennials, up from 32% in 2014, and their median age was 30, according to NAR. Those in the ages of 36 to 50, made up 26% of buyers, the second-largest group, and had a median age of 42.

So, if you happen to be a millennial looking for a home in the suburbs in today’s market, know that you are not along and you may have a lot more in common with your new neighbors than you might have planned- age being one of them.

No matter what stage of life you may be in, whether you’re starting out with your first home or looking to downsize from your long-time family home, Royal Oaks is able to cater to all buyers in the market to help them find the right fit for their lifestyle and life stage.
